The purchase side is roomier than the reputation

Twelve New Jersey counties sit in CBSA 35620, the New York-Newark-Jersey City area, and carry a 2026 one-unit conforming limit of $1,209,750: Bergen, Essex, Hudson, Hunterdon, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Sussex and Union.

The metro's typical home value was $735,075 in August 2026, up 4.7% year over year. That leaves substantial headroom, so a larger share of North Jersey move-ups stay inside agency financing than the region's price reputation would suggest.

Staying agency matters, because the departing-residence rules are then published rather than negotiated: the offset at gross rent times 75% less that property's PITIA, the ban on leases as income documentation, and six months of reserves under 12 months of property management experience. The sale side is where North Jersey files get expensive

These are the counties where a departing home most often sells above $1,000,000, which is exactly the threshold that triggers New Jersey's Graduated Percent Fee.

The fee begins at 1% of total consideration over $1,000,000 and rises to 2%, 2.5%, 3% and 3.5% by band, and the New Jersey Division of Taxation states that the seller is statutorily responsible for it, alongside the Realty Transfer Fee. Both come off the top of the proceeds that repay a bridge loan or fund a recast.

The shape of the decision

An easy conforming purchase plus a heavy fee load on the sale tends to push North Jersey files toward two questions. Whether the ratio carries both payments long enough to avoid a rushed sale, and whether keeping the departing home as a rental, which records no deed and triggers neither fee, is genuinely worse than selling into the fee schedule.
